Smart Planning and Common Sense to Balance Growth and Retain the Natural Beauty of Henderson County

Henderson county will continue growing.  Without smart planning by the Board of Commissioners, population sprawl will raise our taxes to pay for services and destroy the agricultural and natural heritage we love so much.

In recent years, we’ve watched several communities repeatedly battle poorly placed developments:

  • An asphalt plant in East Flat Rock
  • A proposed gun range in Saluda
  • Neighborhood density issues in Etowah
  • Storage units in Crab Creek
  • Development in Henderson County's floodplain

Community members have spent countless hours and their hard-earned savings to protect their landscape and lifestyle.

We need smart planning that places growth where infrastructure is present, taxpayers’ property values won't be hurt, and the lifestyle of the community won’t be harmed.

As commissioner, I will support judicious zoning and a proper Comprehensive Land Use Plan that will help balance growth while maintaining Henderson County’s natural beauty.

Experience in County Education

I was first elected to the Henderson County School Board in 2018 and re-elected in 2022.  In these six years, I have not only gained an in-depth understanding of this taxpayer service, but also insight into the county’s largest employer and the largest single item on the county’s yearly budget. My goal is to make every graduating student a positive contributor to society. I have visited all 23 schools in Henderson County many times and met with each Principal to understand their challenges and needs.

As Commissioner, I will remain in close contact with our educators and businesses to make sure our taxpayer dollars go to areas with the greatest return. This perspective will give students opportunities to thrive and remain in the county after graduation to the greater benefit of the county as a whole.

Can we prevent another proposed asphalt plant fight?

The East Flat Rock community spent hundreds of hours and tens of thousands of dollars fighting an asphalt plant in their neighborhood. They barely won due to two county commissioners favoring the developer.

It's time for change. I support smart planning to balance our growth and preserve the natural beauty of Henderson County by using judicious zoning and a proper Comprehensive Land Use Plan.

Candidates part ways with incumbents on zoning, flooding, Etowah sewer plant

“Neighbors have rights, too. I will support common sense, sound zoning and smart growth,” Egolf said.

Growth management is on the ballot

"Egolf and Franklin have already signaled that they would be more land-conservation friendly than Hill and Andreotta. The first-term incumbents have argued for deleting the stronger open-land conservation goals in the county’s pending 2045 comp plan and both voted to gut flood-prevention regulations, brushing aside the Planning Board’s recommendation."

"Egolf declares that he would have opposed development in floodways and development requests for an asphalt plant in East Flat Rock, a shooting range in Saluda, storage units in Crab Creek and higher density zoning in Etowah. And he would oppose, for good measure, defunding the Flat Rock Playhouse — a shot at Andreotta’s unsuccessful effort, supported by Hill, to deny a county appropriation to the theater."

Timeline of text amendment allowing floodway fill

“'Why are we sitting here discussing the possibility of exacerbating what is already a very serious problem in Henderson County?” asks board member Rick Livingston, who is chief of Mills Fire & Rescue.'"

I do not support development in the floodway.

Incumbent commissioners draw Republican primary opponents

"When Egolf announced that he would challenge Hill, he signaled a commitment to balanced growth...A land surveyor who makes no secret of his opposition to aggressive zoning and government-funded land conservation, Hill said he would expect the 2024 campaign to focus on the comp plan."

County eases restrictions on developing in floodways

"The planning board voted 5-2 last month to reject the idea — the second time this year that the advisers had swatted down an effort to ease building restrictions in flood zones —after members warned that the change would lead to a loss of farmland and potentially endanger the public by causing more hazardous floods."

I would have supported the planning board's decision and voted against exposing our waterways to runaway development.

District 5 county commission race may hinge on zoning

Henderson County's population has doubled since 1980 when I was in the fifth grade. We can have balanced growth through smart planning that protects our natural beauty.

Jay Egolf announces run for county commission

"Egolf said he wants to use common sense to balance growth in the county. 'Judicious zoning and common-sense planning are essential to keep our county having balanced growth while keeping the natural beauty intact...'"

Crab Creek residents loaded for bear in fight against rezoning

“In the last week we’ve spoken with hundreds of community residents. The consensus, with the exception of you, Commissioner Hill, is that no one understands the need, congruence nor value to be contributed by storage facility,” she said, singling out David Hill, who said later in the meeting that he opposes all zoning."

I believe land use and zoning are the best tools the county has to promote smart growth.
